Préga is the "off-site construction" subsidiary of GA Smart Building, specializing in the production of aesthetically pleasing concrete structures.
The unique position of GA Smart Building lies in being both a developer and a construction company, further enhanced by its subsidiary Préga, which focuses on concrete prefabrication. In Balma, near Toulouse, all these expertise were combined to deliver the B-Park project. Located in the heart of the Vidailhan eco-district, the built volumes follow the curved shape of the plot, which features a significant natural slope.
For the execution, architects Patrick Charoin and Marina Donda chose a façade cladding made of white concrete. In total, 200 panels were prefabricated off-site at Labège factory of Préga. These are dual-layer elements, consisting of a 5 cm white facing concrete poured at the bottom of the mold, overlaid with a 10 cm structural gray concrete reinforcement. The reinforcement density is around 80 kg/m³.
Textured Finishes
In total, 266 m³ of gray concrete and 90 m³ of white concrete (formulated with D-CARB ® Lower Carbon white cement CEM II/A-LL 52,5 R NF produced in Cementir’s Aalborg plant) were used, covering a façade area of nearly 1,600 m². The production rate of the factory was three panels per day.
Most of the cladding resembles very smooth natural stone, achieved using a Reckli 2/90 Travertin mold. Around windows and ventilation grilles, the concrete takes on a more textured stone appearance, this time using a Reckli 2/157 Fichtelberg mold.
Rising three stories, the B-Park building is set for delivery in summer 2025. Compliant with RE 2020 regulations, it is targeting HQE BD V4 "Very High Performance" certification.
